When I did mine I spent a lot of time getting it as clean as I possibly could, then I used this coating. I'm not recommending it only because I don't know if it is better or worse than the silicone coatings but it is going well after 2 years now. I put on 3 coats and it definitely did help cool the inside and stopped a small leak I couldn't find.

what kind of roof does it have now - once you determine that did you can get the right sealer for the job. Different materials need different sealers.

Aluminum with coating, has extruded aluminum sides, front and rear approx 4 maybe 5 inches wide. Really beefy. Supports are like 18-20 inches apart. Bought a wire wheel for my 4 inch grinder.. that should clean up edges well then I’ll blast it, clean it then prep. ???

Bad News
I tried the junk coating from the home stores. Cool seal for example says on the bucket that it is made for sloped roofs.
It looked beautiful for about 2 months, but it is basically a flat finish and it is porous. It held the dirt and fallout and became dirty black. It took formula 88 and a brush to get it clean, and it was dirty again in a few months.
I then tried R-400 acrylic rubber, it dried shiny white, did not hold near the dirt, and the majority of the dirt rinsed off with a hose.

Sounds similar to mine. In the past I have cleaned the sealant area with Simple Green, power washed it and then used Lap Sealant and created a new seal area right on top of the old sealant. My trailer is 20 years old now and no leaks. Never thought about sealing the one piece of aluminum.
