When selling a home about 15 years ago, a realtor came to me with a list of comps (recent sales) in my neighborhood. One of them was a supposed $300,000 selling price on a house I KNEW had been foreclosed, and that sat on the market unsold for over a year at an asking price of $175K. I just laughed - it sat unsold for a year at $175K then magically sold for $300K?
